Know all Men by these Presents that WR Ayers and his wife Mary Ayers of the County of Kaufman and the State of Texas are and held firmly bound to JH Clements of the county of Kaufman and the State of Texas, in the sum of One Hundred & Sixty nine & 25/100 DOLLARS to be paid to said JH Clements executors, administrators and assigns, to the payment whereof we bind ourselves heirs, executors and administrators, firmly by these presents, Sealed with our? Seal….  And dated the 14^th day of May A.D. 188 95

The Condition of the Above Obligation is, That whereas, the above bound WR Ayres and Mary Ayres has this day sold to the said JH Clements his heirs and assigns forever, the following described Real Estate, situate, lying and being in the County of Kaufman and State of Texas, to wit: Sixty Three acres of land being part of the JD Scott headright Survey patentin to AM Morrow 'and the'(marked out) said Survey contain my 126 acres, and the part here conveyed being the west part of said survey and all of said survey lying on the west side of Cedar Creeek.
Containing Sixty Three acres of Land by estimation.
The consideration paid and agreed to be paid for said Land, is as follows, to–wit: The said JH Clements agrees to pay for said land the sum of 169.25 as evidence by his tow certain promissory notes of even date herewith payable to Mary Ayres on order due Nov 1^st 1895 and Nov 1st 1896 ----------------------------------unreadable line---1894
The note due Nov 1^st 1895 being $90.50 and the other for 78.75.
NOW, If the said J.H. Clements shall pay said indebtedness, according to the legal tenor and effect thereof, the said WR Ayres and Mary Ayres shall make, of couse ??? made to the said JH Clements heirs, assigns and legal representatives, a good and valid title to said premises, th? This obligation shall be null and void: otherwise it shall remain in full force.
