The State of Texas} Know all men by these presents that I Benjamin F. Boydston of the county of Kaufman and State aforesaid in consideration of one hundred dollars to me paid by Solomon Fletcher of Kaufman County in the State a foresaid have granted bargained sold and by these presents do grant bargain sell and release unto the said Soloman Fletcher all that tract of land lying in my survey taken from M.C.B. Jones head right survey. Commencing at a red ha_ _ in the bottom 950 vavan west from B.F. Boyastons (Boydston) South West corner of the headright survey thence running East two hundred and Thirty seven and half vavas to a pecan from which a cluster of
Bois "D" arc: bears South 74. West 7 vavas a cluster of Spanish bears N. 55 E. 4 vavas. Thence North nine hundred fifty vavan to a post from which a Spanish Oak bear South 81 West. And Spanish Oak bears North 24 East Eleven, vavas Thence West Two hundred and Twenty Seven and a half vavas to a post from which a bois "D" arc bears South 74 E. 2 vavas and a Bois "D" arc bears South 71 ½ West five vavas thence South 950. vavas to the place of begining all lumber marked X: Together with all and singular the rights members here aitaments and appertinances to the same belonging on in any wise incident or appertaining to have and to hold all and singular the premises above mentioned unto the said Solomon Fletcher his heirs and assins forever and I do hereby find myself my heirs executors and administrators to warrant and forever a find all and singular the said premises unto the said Solmon Fletcher his heirs and assigns against any person
whomsoever lawfully claiming or to claim the same or any part thereof witness my hand and seal using a scroll this November 26th A.D. 1853

The State of Texas
County of Collin} Before me William Deweese a Notary public for said county personally came Benj F. Boydston and acknowledged his signature to the above deed to Solomon Fletcher being date Nov 26th 1853 for the purposes therein set forth and specified and Mary his wife also came and after having the same explained to her and the intent and meaning of the same fully made known to her, declared that she had willingly signed the same with out any coercion from her said husband and that she relinquished all her right of Dower in and to the same.
In Testimony whereof I here unto set my name and affix my notorial seal this 26th day of A.D. One Thousand Eight Hundred and Fifty Three.
